Rate Basis
All rates are per night based on double occupancy except for:

– Two Bedroom Sea Cabana – Kitchenette: 4 guests
– Two Bedroom Sea Cabana – Kitchen: 4 guests
– Villa Botanica: 8 guests
– Brett’s House: 10 guests
– Sharon’s House: 10 guests

All accommodation rates are nightly and include Continental Breakfast daily.

Additional Person Rate
$75/day plus applicable fees & taxes

All Accommodations Taxes & Fees
All accommodations rates are subject to a 10% VAT, 8% Resort fee and 10% service charge. No refund for early departure or date change.

Deposit Policy
Deposit with a valid credit card (Visa, Mastercard & American Express) is required for all reservations at time of booking. 50% total stay non-refundable deposit required at time of booking. For March/Easter and Christmas/New Year’s the reservation’s balance of total stay amount is required 90 days before arrival. Balance of total stay will be charged to credit card on file.

Minimum Stays
Arrival December 20, 2024 – January 4, 2025, and December 19, 2025 – January 4, 2026 requires seven (7) nights minimum stay.

Arrival March / Easter dates are March 8, 2025 – April 22, 2025, requires four (4) night minimum stay.

Arrival on July 2, 3, 4 requires a minimum stay of three (3) nights.

Cancellation Policy
All reservations must be cancelled 30 days prior to arrival to avoid total stay forfeiture. The following dates must be cancelled 90 days prior to arrival to avoid total stay forfeiture.

December 20th, 2024 – January 4th , 2025
March 8th, 2025, – April 22nd, 2025
December 19th, 2025, – January 4th, 2026.

Maximum Capacities
Garden Rooms, Sea Suite, Sea Balcony and Garden Bungalows have maximum capacity of 2 guests.
